Almost every building and piece of land in England has a designated ‘Land Use’ under the Planning Act . This use dictates the legal function of a property be it for commercial or domestic purposes.
The Old Chapel, as the name implies started off as a local church and was later used as a local pottery, sign makers shop and recently a business office (B1).
Our client was struggling to get tenants for business use and decided to convert it to a residence. We were commissioned to get planning permission for a change from B1 to residential It was a challenging task but with the support of the Local Planning Authority (you know, I never believed I would be able to say that!) we were secured a Change of Use from B1 to residential C3. This beautiful building will now be a comfortable residence for a proud compact family and its value was significantly increased.

Loft Conversion and Single Storey Rear Extension

Due to the increased value in residential properties a lot more of my clients are having to extend their current homes rather than moving. Within the new ‘Permitted Development’ rules you can do a single storey rear extension and a loft conversion without planning permission.
The allowable increased roof volume enables those properties with hipped roofs such as this one to alter the roof arrangement to a gable end roof and hence have a very large rear dormer.
We prepared the construction drawings for this client and introduced them to London Building Control, a firm of approved Inspectors.
In this case my client preferred to have one luxurious ensuite room but you can have two rooms in the loft space.
This client added an outbuilding in their garden for the young ones to play games, this was done with planning permission as the Permitted development restrictions for an outbuilding would not have met their needs.

Conversion of Single Dwelling To Multiple Flats

Our client had just purchased this property in an area of Luton within a short distance from Luton Town Centre. We were employed to seek permission to convert the house to as many flats as possible. Based on experience and past existing converted properties in the area we estimated that five flats would be just about right. We were right! Planning Permission was granted for five flats without many conditions.
The annual rental income from this property as a single dwelling is about £10,800.00 and this potentially has gone up to £27,000.00 p.a…..a very attractive return on investment.
